1. General

These Terms & Conditions (“Terms”) govern all communications, project proposals, service agreements, marketing offers, and construction services provided by Marvel Constructions (“Company,” “We,” “Our,” or “Us”).
By engaging our services, the Client (“You” or “Customer”) accepts these Terms.

 

2. Marketing Claims & Offer Commitments

Marvel Constructions takes sole responsibility for the following published offers, subject to project-specific agreements:

  • Homes in Chennai at ₹1149/sqft — all-inclusive, no hidden charges

  • Clear titles, approvals included, premium local-quality construction

  • No Advance Payment — Pay only at handover of key

  • ₹1149/sqft price includes all charges mentioned, subject to approved layout and specifications

  • Transparency guarantee — No extra charges for the items listed as “No Extra Cost”

These offers apply only to eligible plotted projects, and only when clearly mentioned in writing.

3. Construction Proposal Terms

For projects related to house construction or room construction, the following terms apply:

3.1 Rate Structure

  • Economy project rate: Maximum up to ₹1,400 per sq.ft (outer-to-outer measurement).

  • Standard specification project rate: ₹1,300 per sq.ft (as detailed in specifications list for your given Project).

  • Rates include finishing stage of construction unless stated otherwise.

3.2 Payment Terms

  • No advance payment.

  • If any Payments made for work stage, based on actual site progress, then the interest of 12%p.a will be paid to client on monthly payout till the construction is completed.

  • Full, onetime and final payment must be made at handing over the key.

3.3 Measurement Terms

  • Final bill amount is based on actual measurements taken on-site.

  • Any extra work not mentioned in the base contract can be charged separately.

4. Specifications & Materials

Construction specifications provided (structural, flooring, plumbing, electrical, sanitary, painting, joineries, etc.) are standard offerings for the chosen package.
Brand names mentioned (UltraTech, Birla, ARS Steel, Johnson, Finolex, Asian Paints, etc.) may vary based on availability or project requirements but will be of equivalent quality.

 

5. No Extra Cost Items

The following will NOT incur extra charges:

  1. Flooring tile price variations

  2. Painting cost variations

  3. Plumbing & sanitaryware cost differences

  4. Staircase stainless steel handrail

  5. Balcony stainless steel handrail

  6. Special locks for doors

  7. River sand cost variations

  8. Elevation upgrades

  9. CCTV concealed wiring

  10. RO system

  11. Electrical inverter wiring

  12. Granite nameboards

  13. EB cupboard door

  14. Cloth drying poles

  15. Additional safety features

  16. 2D working drawings

  17. 3D elevation designs

  18. Approval drawings, submissions, and approval fees

  19. Borewell, pump, motor, and plumbing material

  20. Neighbor protection (net/sheet)

  21. EB connection (single-phase & three-phase)

  22. EB card payment for construction power

  23. Electrical light fittings

  24. Demolition of existing building (if applicable)

 

6. Project Timeline

Timeline depends on plot size, approvals, material availability, weather conditions, and payment schedule adherence.
Fully committed to complete a project of 5000 sqft in 6 months end-to-end.

 

7. Liabilities & Responsibilities

  • Marvel Constructions is responsible for construction quality and services specifically included in the signed agreement as per your terms.

  • Marvel Constructions is responsible for ensure legal property ownership, correct boundaries, and local authority compliance.

  • Marvel Constructions is responsible ensuring the Title clearance and land legalities.

 

8. Cancellation & Refund Policy

  • No Advance Payment Required

    • We do not collect any advance payment before starting the project.

    • This means you are free to make decisions without financial pressure.​

  • Free Cancellation Before Project Commencement

    • You may cancel the project at any time before construction begins, with absolutely no charges, penalties, or obligations.​

  • Cancellation After Construction Has Started

    • The site will be professionally evaluated for the exact work completed up to the cancellation date.

    • You will be charged only for the actual work done, calculated strictly on a fair, transparent, pro-rata basis.

    • No additional fees, no hidden charges, and no requirement to pay the full project cost.

    • All measurements, reports, and cost breakdowns will be shared with you for complete transparency.

    • You pay only for what is genuinely completed.

    • You have the **right to cancel** without burden.

    • Every evaluation is done with clarity, fairness, and customer approval​

9. Dispute Resolution

If such dispute cannot be resolved amicably within 30 days, the matter shall be referred exclusively to the courts located in Chennai, Tamil Nadu, which shall have sole and exclusive jurisdiction. No other court shall have authority over this agreement.

 

Upon completion of the project, the Builder shall have full legal rights to issue final invoices, including any pending charges, variations, additional works, rectifications, undisclosed charges, hidden fees, interest or cost escalations duly documented and attributable to the project.

The Customer agrees that all legitimate outstanding amounts reflected in the final invoice(s) shall be fully payable without delay. Failure to make payment empowers the Builder to initiate legal proceedings for recovery, including claims for interest, legal costs, and damages as permitted by law.

The Marvel Constructions reserves the right to pursue all lawful remedies, including civil action, recovery proceedings, or arbitration (where applicable), to enforce payment of all certified dues that are charged extra without any prior notice to customer at the completion of project.

10. Changes to Terms

Marvel Constructions reserves the exclusive right to amend, revise, update, or modify these Terms & Conditions at its sole discretion whenever deemed necessary for operational, technical, or regulatory reasons.
Such modifications shall become effective immediately upon being published or communicated through any means, including email, written notice, or website update. Customer will not be explicitly notified.

We reserve the right to collect any information necessary for business, operational, legal, or administrative reasons, including but not limited to:

1.1 Personal Information

  • Name and contact details

  • Residential address

  • Property and site details

  • Government ID copies (if provided voluntarily)

  • Bank/UPI details required for processing payments

  • Any documents shared by the customer for project-related purposes

  • Location data

  • Digital communication metadata (timestamps, logs, routing)

  • Any information sent to us through messages, email, WhatsApp, or online forms

2. Purpose of Data Use

The Customer acknowledges and agrees that their information may be used for any legitimate business requirement, including but not limited to:

  • Project evaluation, costing, and administrative purposes

  • Communication, reminders, verification, and follow-ups

  • Compliance with legal, municipal, and government procedures

  • Vendor coordination and subcontractor assignment

  • Internal analytics, operational improvements, and risk assessment

  • Record maintenance for future reference, warranty, or disputes

Marvel Constructions retains exclusive discretion to determine what constitutes a “legitimate business purpose.”

3. Data Sharing & Disclosure

We may share customer information with:

  • Subcontractors, suppliers, partners, and field personnel

  • Auditors, accountants, legal advisors

  • Government authorities, if required

  • Any third parties essential for executing or supporting the project

We do not guarantee confidentiality once information is shared with external entities involved in project execution.

4. Broad Use Permission

By communicating with Marvel Constructions, the Customer grants us:

  • Unrestricted rights to use collected data for operational, administrative, and record-keeping purposes

  • The right to retain communications, images, site details, and documents indefinitely unless legally restricted

  • Permission to archive, duplicate, back up, or reference data in internal systems

5. Marketing & Communication Rights

We may contact customers using any channel provided by them.
This includes:

  • SMS and WhatsApp messages

  • Emails

  • Phone calls

  • Service promotions and business updates

No Opt-out is operationally feasibility.

6. Data Storage & Retention

All customer information may be retained for as long as deemed necessary by Marvel Constructions for:

  • Legal obligations

  • Accounting and tax records

  • Future project reference

  • Internal documentation

  • Dispute resolution

We reserve the right to maintain archived copies even after project completion.

7. No Liability for External Systems

If customers contact us through third-party platforms (WhatsApp, Facebook, Instagram, etc.), their data is subject to each platform’s policies.
Marvel Constructions is not responsible for any breach, leak, or misuse occurring outside our direct control.

8. Customer Responsibilities

The Customer is responsible for ensuring that the information they provide is accurate.
We reserve the right to refuse service or terminate engagement if false, misleading, or incomplete data is provided.

9. Rights of Marvel Constructions

Marvel Constructions reserves the right to:

  • Update, expand, or revise this Privacy Policy at any time

  • Implement changes without prior notice

  • Determine how customer information is stored, used, or processed

Continued communication with us constitutes automatic acceptance of any updates.

இந்த நிபந்தனைகள் (“Terms”) Marvel Constructions (“நிறுவனம்,” “நாம்,” “எங்கள்” அல்லது “எங்களை”) வழங்கும் அனைத்து தொடர்புகள், திட்ட முன்மொழிவுகள், சேவை ஒப்பந்தங்கள், மார்க்கெட்டிங் சலுகைகள் மற்றும் கட்டுமான சேவைகளை நிர்வகிக்கின்றன.
எங்கள் சேவைகளை பயன்படுத்துவதன் மூலம், வாடிக்கையாளர் (“நீங்கள்” அல்லது “வாடிக்கையாளர்”) இந்த நிபந்தனைகளை ஏற்கிறார்.

2. மார்க்கெட்டிங் கேள்விகள் & சலுகை உறுதிமொழிகள்

Marvel Constructions பின்வரும் வெளியிடப்பட்ட சலுகைகள் மற்றும் திட்ட-சார்ந்த ஒப்பந்தங்களுக்கு முழு பொறுப்பை ஏற்கிறது:

  • சென்னை வீட்டுகள் ₹1149/சதுர அடி — அனைத்து சேவைகளும் சேர்க்கப்பட்டவை, மறைமுக கட்டணங்கள் இல்லை

  • தெளிவான சொத்து உரிமைகள், ஒப்புதல்கள் சேர்க்கப்பட்டவை, பிரீமியம் உள்ளூர் தர கட்டுமானம்

  • முன்னணிக் கட்டணம் இல்லை — விசையை வழங்கும் போது மட்டுமே கட்டணம் செலுத்த வேண்டும்

  • ₹1149/சதுர அடி விலை அனைத்து குறிப்பிட்ட கட்டணங்களை உள்ளடக்கியது, ஒப்புதல் அளவுரு மற்றும் திட்ட விவரக்குறிப்புகள் படி

  • வெளிப்படைத்தன்மை உறுதி — “கூடுதல் செலவு இல்லை” என்ற பொருட்களுக்கு மேலதிக கட்டணம் இல்லை

இந்த சலுகைகள் மட்டுமே தகுதியான திட்டங்களில், எழுதப்பட்டவையாக தெளிவாக குறிப்பிடப்பட்டபோது பொருந்தும்.

3. கட்டுமான முன்மொழிவு நிபந்தனைகள்

வீட்டுக் கட்டுமானம் அல்லது அறை கட்டுமானம் தொடர்பான திட்டங்களுக்கு பின்வரும் நிபந்தனைகள் பொருந்தும்:

3.1 கட்டண அமைப்பு

  • பொருளாதார திட்டம்: அதிகபட்சம் ₹1,400/சதுர அடி (வெளிப்புற அளவீடு)

  • நிலையான விவரக்குறிப்பு திட்டம்: ₹1,300/சதுர அடி (திட்ட விவரக் பட்டியலில் கொடுக்கப்பட்டவாறு)

  • கட்டணங்களில் கட்டுமான முடித்தல் நிலை சேர்க்கப்பட்டுள்ளன, வேறாக குறிப்பிடப்படவில்லை என்றால்

3.2 கட்டணம் நிபந்தனைகள்

  • முன்னணி கட்டணம் இல்லை

  • இடைக்கால பணிகள் செய்யப்பட்டால், மாதாந்திர 12% வருடாந்திர வட்டி வாடிக்கையாளருக்கு கட்டணம் செலுத்தப்படும்

  • விசையை வழங்கும் போது முழு கட்டணம் ஒருமுறை செலுத்த வேண்டும்

3.3 அளவீட்டு நிபந்தனைகள்

  • இறுதி பில் தொகை தளத்தில் எடுக்கப்பட்ட உண்மையான அளவீடுகளைப் பெற்று கணக்கிடப்படும்

  • அடிப்படை ஒப்பந்தத்தில் குறிப்பிடப்படாத கூடுதல் வேலை தனியாக கட்டணமாகக் கணக்கிடப்படும்

4. விவரக்குறிப்புகள் & பொருட்கள்

கட்டுமான விவரக்குறிப்புகள் (உருவமைப்பு, தரை, குழாய், மின்சார, சுத்தம், வண்ணம், ஜாயினரி, முதலியன) தேர்ந்தெடுக்கப்பட்ட தொகுப்புக்கே உரியது.
பிராண்ட் பெயர்கள் (UltraTech, Birla, ARS Steel, Johnson, Finolex, Asian Paints) கிடைக்கும் அளவுக்கு மாறக்கூடும் ஆனால் தரம் சமமாகவே இருக்கும்.

5. கூடுதல் செலவு இல்லாத பொருட்கள்

கீழ்காணும் பொருட்களுக்கு மேலதிக கட்டணம் கிடையாது:

  • தரை 타ைல் விலை வேறுபாடுகள்

  • வண்ணம் செலவு வேறுபாடுகள்

  • குழாய் மற்றும் சுத்தம் பொருள் விலை வேறுபாடுகள்

  • படிக்கட்டு ஸ்டெயின்லெஸ் ஸ்டீல் கையடக்கப் பாதை

  • பால்கனி ஸ்டெயின்லெஸ் ஸ்டீல் கையடக்கப் பாதை

  • கதவுகள் சிறப்பு பூட்டுகள்

  • நதி மணல் விலை வேறுபாடுகள்

  • உயரம் மேம்படுத்தல்

  • CCTV மறைந்த கம்பிகள்

  • RO முறை

  • மின்சார இன்வெர்டர் கம்பிகள்

  • கிரானைட் பெயர் பலகைகள்

  • EB அலமாரி கதவு

  • துணி உலர்க்கும் கம்பிகள்

  • கூடுதல் பாதுகாப்பு அம்சங்கள்

  • 2D வேலை வரைபடங்கள்

  • 3D உயரம் வடிவமைப்புகள்

  • ஒப்புதல் வரைபடங்கள், சமர்ப்பிப்புகள் மற்றும் கட்டணங்கள்

  • கிணறு, பம்ப், மோட்டார் மற்றும் குழாய் பொருட்கள்

  • அயலவர் பாதுகாப்பு (நெட்ல் / ஷீட்)

  • EB இணைப்பு (ஒரே-பேஸ் & மூன்று-பேஸ்)

  • கட்டுமான மின்சாரக் கார்டு கட்டணம்

  • மின்சார விளக்கு அமைப்புகள்

  • தற்போதைய கட்டிடத்தை இடிப்பு (தேவையானால்)

6. திட்ட காலக்கெடு

காலக்கெடு பிளாட் அளவு, ஒப்புதல்கள், பொருட்கள் கிடைக்கும் தன்மை, காலநிலை மற்றும் கட்டண அட்டவணை ஆகியவற்றை சார்ந்துள்ளது.
5000 சதுர அடி திட்டத்தை 6 மாதங்களில் முழுமையாக முடிக்க முழு நம்பிக்கையுடன் செயல்படுகின்றோம்.

7. பொறுப்புகள் & கடமைகள்

Marvel Constructions ஒப்பந்தத்தில் குறிப்பிடப்பட்ட கட்டுமான தரம் மற்றும் சேவைகளுக்கு பொறுப்பேற்கிறது.
சட்டபூர்வ சொத்து உரிமைகள், சரியான எல்லைகள், உள்ளூர் அதிகாரிகளுடன் இணக்கம் ஆகியவற்றுக்கு Marvel Constructions பொறுப்பேற்கிறது.
தலைப்புச் சீர்மானம் மற்றும் நில உரிமைகள் உறுதி செய்யும் பொறுப்பும் Marvel Constructions-க்கு உள்ளது.

8. ரத்துசெய்தல் & பணத்தை திரும்ப வழங்கல் கொள்கை

  • முன்னணி கட்டணம் தேவையில்லை

  • கட்டுமானம் ஆரம்பிக்கும் முன் திட்டத்தை ரத்துசெய்யலாம் — கட்டணம் அல்லது தண்டனை இல்லை

  • கட்டுமானம் ஆரம்பித்த பிறகு, செய்முறைப்பூர்வ மதிப்பீடு செய்து மட்டும் பணம் செலுத்தப்படும்

  • கூடுதல் கட்டணங்கள் இல்லை, மறைமுகக் கட்டணங்கள் இல்லை

  • அனைத்து அளவீடுகள், அறிக்கைகள், செலவுகள் வெளிப்படையாக பகிரப்படும்

9. முரண்பாடு தீர்வு

முரண்பாடு 30 நாட்களில் amicably தீர்க்க முடியாவிட்டால், சென்னை நீதிமன்றங்கள் மட்டுமே தீர்மானம் செய்யும்.

10. நிபந்தனைகளில் மாற்றங்கள்

Marvel Constructions தனது விதிகள் & நிபந்தனைகளை தேவைப்படும் போது மாற்ற, புதுப்பிக்க, திருத்த உரிமை உள்ளது.
மாற்றங்கள் உடனடியாக செயல்படும் மற்றும் வாடிக்கையாளர் தனிப்பட்ட முறையில் தெரிவிக்கப்படமாட்டார்.

2. தகவல் பயன்படுத்தும் நோக்கம்:

  • திட்ட மதிப்பீடு, செலவு கணக்கீடு, நிர்வாகம்

  • தொடர்பு, உறுதிப்பத்திரங்கள், ஒழுங்குப்படுத்தல்

  • சட்ட, நகராட்சி, அரசு விதிகள் பின்பற்றல்

  • உள்நோக்குப் பகுப்பாய்வு, ஆபத்து மதிப்பீடு

3. தகவல் பகிர்வு:

  • துணை ஒப்பந்ததாரர்கள், வழங்குநர்கள், பங்கு வகிப்பவர்கள்

  • கணக்காளர்கள், சட்ட ஆலோசகர்கள்

  • அரசு அதிகாரிகள்

  • திட்ட ஆதரவிற்குத் தேவையான மூன்றாம் தரப்பு

4. பயனுள்ள அனுமதி:

  • சேகரிக்கப்பட்ட தகவலை நிர்வாக, பதிவு, ஆவண சேமிப்பு நோக்கத்தில் பயன்படுத்த அனுமதி

5. மார்க்கெட்டிங் & தொடர்பு உரிமைகள்:

  • SMS, WhatsApp, Email, Phone அழைப்புகள்

  • சேவைகளை மேம்படுத்தும் அறிவிப்புகள்

  • Opt-out வழங்கப்படாது

6. தகவல் சேமிப்பு:

  • சட்ட, கணக்கு, வரி, திட்டக் குறிப்பு, சிக்கல் தீர்வு நோக்கத்திற்காக தகவல்கள் பாதுகாக்கப்படும்

7. வெளிப்புற சிஸ்டங்கள்:

  • வாடிக்கையாளர் தரவுகள் மூன்றாம் தரப்பில் பயன்பாடு, சிஸ்டம் தவறுகள் Marvel Constructions பொறுப்பில் இல்லை

8. வாடிக்கையாளர் பொறுப்புகள்:

  • வழங்கும் தகவல்கள் சரியானவை என்பதை உறுதிப்படுத்த வேண்டும்

9. Marvel Constructions உரிமைகள்:

  • தனியுரிமை கொள்கையை புதுப்பிக்கலாம், விரிவாக்கலாம், திருத்தலாம்
